Demand for Exclusive Sussex Property Soars

“The landscape following and during Covid has very much changed home buyer behaviour and one beneficiary of this has been luxury property in Sussex.” explains Horsham-based property expert Paul Davies from @Home Estate and Lettings Agency.

“As people now need to commute less frequently, they are opting to travel further to get the home of their dreams and this has led to record demand for higher-end properties.  We would traditionally see a mix of local demand and from the Surrey commuter belt but the last 12 months has brought us buyers from further inside the London metropolis, which is leading to very strong selling prices.”

House prices in Sussex are certainly buoyant at the moment. According to recent figures released by Zoopla, the highest property prices in West Sussex are in Petworth (average property value £721,734), Pulborough (£562,903), and Henfield (£550,918). While in East Sussex the property top spots are Hartfield (average property price £944,270), followed by Mayfield (£714,993) and Forest Row (£638,154). Zoopla’s research also reveals that the average property price in Horsham is £452,061.

Interestingly, research by Plumplot suggests that house prices in West Sussex have risen by 10% in the last 10 months with the average price being £407,000 (compared to £303,000 as the national average) and £424,000 for a new build. However, in East Sussex, the average price is lower at £380,000 and £384,000 for a new build.

Exclsuive Sussex property

Whatever the statistics reveal, Horsham is clearly still a very popular place to buy owing to its proximity to London, the North and South Downs, and the coast, as well as its central location in Sussex and strong rail links. What’s also clear is that there are a number of exclusive Horsham properties on the market or about to come on which are still highly competitive compared to the rest of the county, and they certainly can’t be described as one size fits all.

“How long this exodus continues at this pace is hard to guess but if moving has been on your mind, now may be an opportune time.” explains Paul. Meanwhile, if you’re thinking of buying somewhere with just a little more space and exclusivity, the three properties featured above offer plenty of choice.
